Vesteda's rental conditions

On this page, you can find out everything about the tenancy conditions, your tenancy agreement and how we allocate properties. Would you like to know how much you need to earn and which documents you need to provide? You can find this information under our income requirements.

At Vesteda, we believe it is important that tenants have enough room for expenses other than rent. We also want to avoid tenants inconveniencing each other. This is why we have clear income and rental conditions that apply to all tenants. It’s only fair. If you meet the requirements, you will be a fine tenant for Vesteda and a fine neighbour for our other tenants!

As a tenant, you must meet these conditions

To rent a property from Vesteda, you must meet these five conditions:

  • You must be at least 18 years old.
  • You must meet the income requirement for the property. Read more about our income requirements.
  • You must have completed your application form in full and submitted all the required documents.
  • You must be able to rent the property immediately once it becomes available.
  • Your family situation must be suitable for the type of property.

The deposit

The security deposit is normally equivalent to one month’s rent. You pay the deposit when you sign your tenancy agreement. At the end of the tenancy, the deposit will be returned to you, less any costs for repairs or outstanding rent.

Vesteda may deviate from this standard depending on your circumstances, for example if you are on a temporary contract. The amount of your deposit is always stated in the tenancy offer.

In a few situations, we require a deposit of two months’ rent:

Your situationDeposit
Standard1 month rent
Independent entrepreneurs2 months rent
Foreign residence2 months rent
You have lived in the Netherlands for less than 2 years and you have a residence permit2 months rent

Your rental contract

for an indefinite period with a minimum tenancy term

At Vesteda, you will be given a tenancy agreement for an indefinite period. This specifies a minimum tenancy period of one year. This means that you will rent the property for at least the first year. After that, the agreement simply continues, with no end date.

An open-ended tenancy agreement gives you security. You have full tenancy protection: we cannot simply terminate your tenancy agreement. We can only do so on the grounds set out in law, such as significant rent arrears or serious nuisance. If you disagree, the matter will be decided by a court. So, as long as you stick to the terms of the agreement, you can continue to live in your new home with peace of mind.

Termination and notice period

After the first year, you can give notice to terminate your tenancy agreement at any time, subject to one month’s notice. You can give notice via Mijn Vesteda.

Once you’ve given notice, we’ll arrange a pre-vacancy inspection. Together, we’ll go through what still needs to be done before you hand over the property. On your last day of tenancy, the final inspection will take place and you’ll return the keys. Any necessary repair work will be recorded in an inspection report.

Tip: give notice as early as possible if you know you’re moving house. That way, we can better accommodate your plans. You can read more on our page about giving notice on your tenancy agreement.

How we allocate housing

At Vesteda, we strive to ensure a fair, transparent and objective allocation process. This ensures that everyone has an equal chance of securing a rental property.

Whether you are eligible to view a property depends on five criteria:

  1. Do you meet the income requirements for the property?
  2. Are you able to rent the property immediately once it becomes available?
  3. Have you correctly filled in all the requested details and attached the correct documents?
  4. Does your family situation suit the type of property?
  5. Do you meet any additional conditions, such as a minimum age or priority for key workers? These are always stated in the property advert.

Each applicant is awarded a score based on these criteria. If you meet all the criteria, you will receive the maximum score. If several applicants have the same score, a draw will determine who is allowed to view the property. Personal preferences therefore do not play a role: everyone with the same score has exactly the same chance.

Additional conditions per property

Some properties are subject to additional conditions, such as a minimum age or priority for people in key roles. Separate rules also apply to shared accommodation and mid-range rental properties. The conditions applicable to a property are always stated in the property advert. This way, you know exactly where you stand in advance.

Our code of conduct

A fair allocation requires clear agreements, both for us and for you. That is why we adhere to a strict code of conduct.

  • No key money. Are you viewing a property whilst there is a current tenant? Never pay key money.
  • No obligation to take over the current tenant’s belongings. You are not obliged to take over the current tenant’s belongings. Any such transfer must be agreed between you, and it has no bearing on the allocation of the property.
  • No money or pressure. We exclude from the allocation process any applicants who offer money or exert pressure on our staff in any other way.
  • Complete applications only. We will not process incomplete applications.

Vesteda may refuse a tenancy application if you do not meet the conditions or if you fail to comply with this code of conduct.

Veelgestelde vragen
