At Vesteda, we believe it is important that tenants have enough room for expenses other than rent. We also want to avoid tenants inconveniencing each other. This is why we have clear income and rental conditions that apply to all tenants. It’s only fair. If you meet the requirements, you will be a fine tenant for Vesteda and a fine neighbour for our other tenants!

About the terms and conditions for renting a home from Vesteda
What conditions must I meet to rent a home from Vesteda?
Have you found a great home on our website? Then of course you want to qualify for it. But it is important that you meet our rental conditions and income requirements.

If you satisfy all conditions, this ensures us that we have good tenants, and that our tenants have good neighbours.
I am self-employed. What conditions do I need to meet?
You will see the question ‘Can I rent this property?’ in the listing for every rental property on our website. Here you can see how high your gross income must be to rent the property. If you are self-employed, calculate your gross income as follows.
Divide your average net pre-tax annual profits for the past two years by 24. Enter the result as your gross monthly income.
Self-employed persons will normally have to provide a security deposit equivalent to 2 months’ rent.
An example:
pre-tax annual profit 2020 = €20.000
pre-tax annual profit 2021 = €40.000
Your average net pre-tax profit = (20.000+40.000)/2 = €30.000
€30.000/12 months = €2500,-.
So the gross monthly income in this calculation example is €2,500 per month
I am retired. What income requirements do I need to meet?
You will see the question ‘Can I rent this property?’ in the listing for every rental property on our website. Here you can see how high your minimum income must be to rent that property. Do you want to know if your income is sufficient for a Vesteda rental home? Calculate your gross income by adding 30% to your available monthly income.
I am an expat/diplomat. What conditions must I meet?
We would like to receive the following documents from you:
- Copy of passport, (please make a secure copy and cover your Citizen's Service Number (BSN) yourself) Tip: using the National Government's KopieID app to make a secure copy with your smartphone).
- Employer statement, provided with signature and contact information of the HR department/salary administration.
- 3 most recent pay slips in pdf.
- Copy bank statement, showing the last salary deposit, and your name and address information. In pdf.
- Diplomat clause desired? Mention this clearly at the viewing request. If approved, we will mention this in the rental agreement.
- Are you using the 30% VAT regulation/ruling; state this clearly with the viewing request.
Can I count my assets when calculating my maximum rent?
You will see the question ‘Can I rent this property?’ in the listing for every rental property on our website. Here you can see how high your minimum income must be to rent that property. Do you have private assets such as savings? Then you can add 10% of these assets, divided by 12, to your gross monthly income.
Please find below an example calculation:
Suppose you have € 12,000 in savings. Then take 10% of € 12,000 = € 1,200. Then divide this € 1,200 by 12 and you will end up with € 100 per month. You can add this € 100 to your gross income.
How do I calculate my gross monthly income?
The way in which you calculate the gross monthly income depends on your situation:
- I am in salaried employment.
Your monthly salary is your gross salary excluding holiday pay and bonuses. The gross salary must be based on the fixed working hours as set out in your employment contract. Structural variable remuneration over the last 12 months may be added to you gross salary.
If you have a temporary employment contract, we will ask you to send us an employer’s statement, in which your employer states that he or she intends to renew your contract at the end of its term by at least six months.
- I am self-employed.
Divide your average net pre-tax annual profits for the past two years by 24. Enter the result as your gross monthly income.
Self-employed persons will normally have to provide a security deposit equivalent to 2 months’ rent.
- I am retired.
Calculate your gross monthly income by adding 30% to your available monthly income. - I do not have an income or my income is not sufficient, but someone else wants to act as a sponsor for me.
Vesteda does not rent out property to interested parties who are sponsored by third parties.
How does Vesteda calculate this income requirement?
With every rental property on our site, you can see under the heading "Can I rent this property?" what your minimum gross income must be to rent the property. These are our income requirements.
To determine the income requirement per home, we use the table below:

Please find below a calculation example:
Suppose you want to rent a property with a monthly rent of € 746.
- Do you want to rent the property on your own? Then you must earn at least € 746 x 4 = € 2,984 gross per month.
- Do you have a partner? Then you must jointly earn at least € 746 x 4.5 = € 3,357 gross per month to qualify for this property.
What are your rental conditions?

What are the conditions for renting a home within the mid-market rental segment in the municipality I (want to) live?
There are varying conditions per municipality regarding income conditions and maximum rent range in the middle rental segment.
As of 1 January 2024, the liberalisation limit was raised to €879.66.
You cannot get a rent allowance for a middle-rent property and the municipality may impose additional conditions, e.g. for keyworkers, people moving on from social rent, etc.

Can I rent a property with someone else?
Renting with your partner
If you can demonstrate that you run a joint household on a long-term basis with your partner, you are eligible to rent as a couple. Both your names will be mentioned on the rental contract. In this case, you can combine both of your incomes to calculate your maximum rent.
Renting with someone who is not your partner (housing-sharers)
In some projects, you can share a property with another person such as a friend or colleague. We call this ‘house-sharing’. If this is allowed, this will be mentioned on the property page.

I want to rent a home with my partner. Is that possible?
Do you and your partner form a long-term household? And can you prove this with, for example, bank statements, photos, telephone statements, WhatsApp messages, etc.? Then you will both appear on the rental contract. You can count both incomes to calculate your maximum rent.
Good to know: In principle, Vesteda does not rent houses to students or with guarantees from third parties.
How does Vesteda determine how many people make up a household?
To determine the size of the household, we look at your current address. To do this, we ask the local council for the number of residents registered at this address on 1 July (date of the annual rent increase).
I have extra income from alimony. Can I include this in my gross income?
You will see the question ‘Can I rent this property?’ in the listing for every rental property on our website. Here you can see how high your minimum income must be to rent that property. If you are receiving alimony from your former partner, you can add this monthly amount to your gross income.
How we allocate homes
When allocating a home, we check whether you meet at least the following four requirements:
- Do you meet our (income) requirements?
- Can you rent immediately the moment the property is available?
- Have you filled in all the details and added the right documents?
- Does the composition of your household fit the property?
If there are several prospective tenants who answer yes to these questions, then we will look at the date you requested the viewing.
Please note: Vesteda’s letting agents are facing an increasing number of bribery attempts, more undue pressure and even threats via social media. The tight rental market in particular has driven an upsurge in such excesses in behaviour among prospective tenants. To make it clear that this is unacceptable, this behaviour will result in the complete termination of contact with prospective tenants.

How does Vesteda allocate homes to candidates?

- Can you rent immediately the moment the property is available?
- Have you filled in all your details and attached the right documents?
- Does the composition of your household fit the property?
If there are several prospective tenants who answer yes to these questions, we will look at the date you requested the viewing. Good to know: Vesteda does not have waiting lists.
Please note: If you offer money or otherwise put pressure on our staff to qualify for housing we will no longer process your application.
Are there any waiting lists?
All the properties listed on our website are available, so there are no waiting lists. However, this does not mean that you automatically qualify for the property. We select the most suitable candidate from all the applications we receive for a property. Tip: when registering, please fill in your details as completely as possible. This will help us better assess your application.
Would you like to be kept up to date about Vesteda’s offering of homes?
Can someone else (for example, parents) rent a property for me?
This is not possible. The person who will live in the home and will therefore be the main tenant must register at the relevant address with the local council. In the Netherlands, you are not allowed to have more than one address as your main residence. Unfortunately, this means it also not possible to rent from Vesteda with a guarantee from, for example, your parents. As a tenant, you must meet the income requirements yourself.
