Why does each property have income criteria?

The monthly rent has a significant impact on your budget. We want to prevent you from getting into financial problems because you are unable to pay the rent. In addition, Vesteda works for professional property owners such as pension funds and investors. Just like our tenants, they are also clients of Vesteda and expect us to select suitable tenants for our properties in a well-considered manner. This selection is based on:

  • Your income in relation to the rent
  • Your creditworthiness
  • ID fraud
  • Improper use of the rental property

We are aware that we ask you to provide a lot of personal information when you register for a rental property. It is good to know that any new neighbours you have are selected in the same manner.

How are the income requirements calculated?

With every rental property on our site, you can see under the heading "Can I rent this property?" what your minimum gross income must be to rent the property. These are our income requirements.

They are calculated as follows:

Suppose you want to rent a home with a monthly rent of € 746. 

  • If you want to rent the house by yourself, your gross monthly income has to be at least € 746 x 4 = € 2,984.
  • Together with your partner your gross monthly income has to be at least € 746 x 4.5 = € 3,357 to be eligible for this home.

Calculate it yourself

Calculate your maximum rent based on your gross monthly income.

How do I calculate my maximum rent?
  • I want to rent a property based on one income:

    Your gross monthly income / 4 = your maximum rent

    Example: your gross income is €3,000 per month. You can rent a property with a maximum monthly rent of €3,000 / 4 = €750.

  • I want to rent a property together with my spouse:

    Your gross monthly income / 4.5 = your maximum rent

    Example: your total gross income is €4,500 per month. You can rent a property with a maximum monthly rent of €4,500 / 4,5 = €1,000.
How do I calculate my gross monthly income?

The way in which you calculate the gross monthly income depends on your situation:

  • I am in salaried employment.

    Your monthly salary is your gross salary excluding holiday pay and bonuses. The gross salary must be based on the fixed working hours as set out in your employment contract. Structural variable remuneration over the last 12 months may be added to you gross salary.

    If you have a temporary employment contract, we will ask you to send us an employer’s statement, in which your employer states that he or she intends to renew your contract at the end of its term by at least six months.
  • I am self-employed.

    Divide your average net pre-tax annual profits for the past two years by 24. Enter the result as your gross monthly income.

    Self-employed persons will normally have to provide a security deposit equivalent to three months’ rent.
  • I am retired.

    Calculate your gross monthly income by adding 30% to your available monthly income.

  • I do not have an income or my income is not sufficient, but someone else wants to act as a sponsor for me.

    Vesteda does not rent out property to interested parties who are sponsored by third parties.

Can I include my private capital when calculating my maximum rent?

Do you have funds within your checking-and savingsaccount? Then you may add 10% of the assets divided by twelve to your gross monthly income.

Example: your total savings are €12,000 euros.

10% of €12,000 = €1,200 and €1,200 / 12 = €100

You may add €100 to your gross monthly income.

Can I include spousal maintenance when calculating my maximum rent?

If you receive spousal maintenance, you can add this to your gross monthly income.

Can I include child maintenance when calculating my maximum rent?

You may not add child maintenance to your gross monthly income. It is therefore not included when calculating the maximum rent.

I am in salaried employment. Which requirements should I satisfy?

Your monthly salary is your gross salary excluding holiday pay and bonuses. The gross salary must be based on the fixed working hours as set out in your employment contract. Structural variable remuneration over the last 12 months may be added to you gross salary.

If you have a temporary employment contract, we will ask you to send us an employer’s statement. 
The employment period must be ensured for a minimum of 6 months with the intention of being continued.

I am self-employed. Which requirements should I satisfy?

Divide your average net pre-tax annual profits for the past two years by 24. Enter the result as your gross monthly income.

Self-employed persons will normally have to provide a security deposit equivalent to three months’ rent.

An example:

pre-tax annual profit 2020 = €20.000
pre-tax annual profit 2021 = €40.000

Your average net pre-tax profit = (20.000+40.000)/2 = €30.000

€30.000/12 months = €2500,- is your gross monthly income.

I am retired. Which requirements should I satisfy?

Calculate your gross monthly income by adding 30% to your available monthly income.

I do not have an income or my income is not sufficient, but someone else wants to act as a sponsor for me. Is this possible?

Vesteda does not rent out property to interested parties who are sponsored by third parties.

Mid-market rental segment

Priority to affordable housing within the mid-market rental segment for people with a middle-income.

What are the conditions for renting a home within the mid-market rental segment in Utrecht?

Vesteda gives priority to affordable housing within the mid-market rental segment when renting out homes to people with a middle-income.

The following criteria is used for properties in Utrecht:

Properties with a monthly rental price up to € 1031.00 (price level 2022) are prioritized for households with an income of up to € 70,000.00 per year.
We also give priority in Utrecht if you leave a social rental home in Utrecht to move on to a home in the mid-market rental segment.

What are the conditions for renting a home within the mid-market rental segment in Amsterdam?

Vesteda gives priority to affordable housing within the mid-market rental segment when renting out homes to people with a middle-income.

The following criteria is used for properties in Amsterdam:
Properties with a monthly rental price up to € 1,175,72 (price level 2023) are prioritized for households with an income of up to € 69,573.00 per year.

How can I pay the monthly rent?

With direct debit, it is easy to pay the correct rent each month on time without having to think about it.

You receive an authorization form with your rental contract. Or just log into My Vesteda (NL) and do this online.

Do I have to pay a deposit if I want to rent a property?

Employees with a permanent contract have to pay a deposit of 1 month rent. If you are an independent entrepreneur, tenant with a foreign residence of you live in the Netherlands shorter than 2 years and you have a residence permit, a deposit for 3 months will be required.

The requested deposit may differ as a result of the submitted documents.

What is the minimum rental period?

You rent a Vesteda property for a minimum of one year. The minimum notice period is one month.

What conditions must I satisfy to be eligible for a Vesteda rental property?

Have you found your dream home on our website? If so, you’ll want to do everything you can to be selected. All Vesteda tenants must satisfy a number of conditions.

If you satisfy all conditions, this ensures us that we have good tenants, and that our tenants have good neighbours.

Can I rent a property together with my spouse?

If you can demonstrate that you run a joint household on a long-term basis with your partner, you are eligible to rent as a couple. Both your names will be mentioned on the rental contract. In this case, you can combine both of your incomes to calculate your maximum rent.

House sharing
You can share an appartment with two bedrooms with another person such as a friend or colleague. We call this ‘house-sharing’. 

I’m a student. Can I rent an accommodation from Vesteda?

We do not rent out homes to students, not even if they are sponsored by their parents. If you are not a student and want to share a home please check out the information.

Housing sharers

We rent out several apartments with two bedrooms to housing-sharers.

Can I rent a property together with my spouse?

If you can demonstrate that you run a joint household on a long-term basis with your partner, you are eligible to rent as a couple. Both your names will be mentioned on the rental contract. In this case, you can combine both of your incomes to calculate your maximum rent.
