Terms and conditions of the tenancy agreement

Documentation

We would like to receive the following details (note: please send requested documentation as separate PDF-files. It is only possible for your profile to be reviewed when all requested PDF-files have been received in good order.)

A copy of your passport/ID card (make a safe copy by crossing out your citizen service number (BSN) Tip: download the KopieID-app of the Rijksoverheid from the Apple App Store or Google Play.

If you are an employee with a permanent contract:

  • a statement from your employer*
  • copy of 3 recent pay slips
  • copy of most recent bank statement with salary deposit
  • if applicable; a copy of a maintenance payment statement
  • copy of bank card

If you are an independent entrepreneur:

  • a recent copy of registration with the Chamber of Commerce trade register (max. 3 months old)
  • auditor-approved financial statements for the past 2 years
  • final income tax return for the past 2 years (available from Tax Office)
  • copy of bank card

Additional income:

  • Alimony: copy of divorce convenant
  • Savings: copy bank statement
  • copy of bank card

    *Due to verification, we only accept an employer's statement with a permanent phone number.

If you are retired /a pensioner:

  • a copy of a recent AOW (Dutch old-aged pension) income slip
  • a copy of a recent payment slip
  • copy of most recent bank statement with pension deposit
  • if applicable: a copy of a maintenance payment statement
  • copy of bank card

If you are an employee with a temporary/fixed date contract:

  • copy of 3 recent pay slips
  • copy 1 recent bank statement with most recent salary payment (showing your name and bank account number)
  • a statement of your employer (not older than 3 months)*
  • copy of bank card

Are you an employee with a permanent contract?

Your monthly income is your gross salary, including the thirteenth month’s salary, but excluding holiday pay and bonuses. Variable allowances, such as an irregular hours allowance or a hazard allowance, may in some cases be included in your income calculation. This will be assessed by Vesteda. The remaining term of your employment contract must be guaranteed for at least 6 months, with the intention of continuing the contract. Your gross salary must be based on fixed working hours as set out in an employment contract.
We may contact your employer to check your employer’s statement. If necessary, the employer’s statement may be sent to your employer for verification.

Are you a sole trader/self-employed?

You may calculate your gross monthly income by dividing the average net annual profit before tax for the past two years by 24. Self-employed persons will normally have to provide a security deposit equivalent to three months' rent.

Are you retired/a pensioner?

You may increase your available monthly income from state pension (AOW) and retirement pension by 30%. This amount is used as your assessed income for the purposes of rent.

If you have any extra sources of income:
If you have savings, thenyou may add 10% of that capital, divided by 12, and add this to your gross monthly income. If you receive spousal/partner support, you may add this to your gross monthly income. You may not include child support.

Privacy & document requirements

When submitting the documents, please take the following points into account:

  • Vesteda may only process your passport or ID card as a secure copy.
    Cover up your BSN number: on the copy of your passport, ensure that only the BSN number is made illegible. On Dutch passports and identity cards issued after 30 August 2021, a QR code is visible instead of the BSN. The BSN can be read by scanning this QR code. Therefore, please ensure that the QR code is covered.
    Write ‘COPY FOR VESTEDA’ diagonally across the copy, along with the date.
  • For verification purposes, we only accept an employer’s statement that is not older than 3 months and includes a landline telephone number.

Other Terms and Conditions

Below are the other terms and conditions that apply when renting a property: 

  1. The minimum lease term is 1 year.
  2. The minimum age for renting a property is 18.
  3. Depending on the circumstances, Vesteda may request additional information, in addition to the required documentation, to clarify the application.
  4. Applications that are not completed in full will not be processed.
  5. Rental applications may be refused at any time without giving reasons.
  6. The tenancy agreement must be signed and the first rent payment must be made before the property is handed over.

Security deposit

This table shows the amount of the security deposit in various circumstances: (Vesteda may decide to deviate from the standard amount depending on your circumstances.)

Vesteda may decide to deviate from the standard based on your situation and  the submitted documents.

Income requirements

Vesteda applies the following income requirements:

  • For rents up to € 1000:
    The maximum rent is the (joint) gross monthly income, divided by 4 for 1 tenant or divided by 4.5 for 2 tenants.
  • For rents from € 1000: The maximum rent is the (joint) gross monthly income, divided by 3.5 for 1 tenant or divided by 4 for 2 tenants.

Exceptions

Are you planning to rent a property together?
If you and your partner form a demonstrably long-term household, you are eligible to rent a property together. In that case, you can include both incomes when calculating your maximum rent.

Would you like to share a property?
This is only permitted in complexes specifically designated for this purpose.

Are you a student looking to rent a property?
We do not let properties to students or with third-party guarantees.
