Private sector renting
Are you looking for a private sector rental home? With Vesteda, you rent directly from the landlord, with no letting agency fees, throughout the Netherlands. On this page, we explain what private sector renting means and how it differs from social housing and mid-market rental housing. You can also view our available homes by city, helping you quickly find a home that suits you.
What is private sector renting?
A private sector rental home is a property that does not fall within the regulated social or mid-market rental sector. The basic rent is above the mid-market rent threshold, which is approximately €1,228.07 per month in 2026. If the basic rent is higher than this amount, the property falls within the private rental sector. You are not eligible for housing benefit for these homes.
Since the introduction of the Affordable Rent Act, the mid-market rental sector has been regulated. As a result, private sector renting now starts above the mid-market rent threshold.
Below, we clearly explain the differences, so you know exactly where you stand.
Who can rent a private sector home?
There is no maximum income limit for a private sector rental home. However, our income requirements do apply: your income must be appropriate for the rent of the property, so that you can comfortably afford your monthly rent.
At Vesteda, we look at your gross monthly income in relation to the property's basic rent.
As a guideline, Vesteda applies the following income requirements
Situation | Bruto inkomensnorm |
1 tenant | 3.5 times the basic monthly rent |
2 tenants | 4 times the basic monthly rent |

How does Vesteda calculate this income requirement?
With every rental property on our site, you can see under the heading "Can I rent this property?" what your minimum gross income must be to rent the property. These are our income requirements.
To determine the income requirement per home, we use the table below:
| Number of tenants | Gross monthly income | |
|---|---|---|
| 1 | 3.5 x the monthly rent | |
| 2 | 4 x the monthly rent | |
Please find below a calculation example:
Suppose you want to rent a property with a monthly rent of € 950.
- Do you want to rent the property on your own? Then you must earn at least € 950 x 3.5 = € 3,325 gross per month.
- Do you have a partner? Then you must jointly earn at least € 950 x 4 = € 3,800 gross per month to qualify for this property.
I need to meet the income requirements. What does that mean?
For every rental property on our website, you’ll see the question “Can I rent this property?” There, you can find out what your minimum gross income must be to rent the property. This is our income requirement.

To determine the income requirement for each home, we use this table:
| Number of tenants | Gross monthly income | |

| 2 | 4 x the rent | |
Here is a sample calculation:
